GOING
CONCERN APPRAISALS
A going
concern is the value created by a proven property operation. The
appraisal is completed based on the viability of the operating entity.
It has its assets and inventory in place, its work force is established
and its doors are open for business, with no imminent threat of
discontinuance. The value of a going concern includes real estate,
furniture, fixtures and equipment, and the business or goodwill value.
REAL
ESTATE APPRAISALS
Appraisal reports that can be used for lending, tax
abatement, eminent domain taking and resolution of value disputes. These
reports meet all standards of the Uniform Standards of Professional
Appraisal Practice (USPAP). Consideration is given to all pertinent
information such as zoning, current supply and demand, construction
costs, land values, accrued depreciation, lease analysis and comparable
sales.
BUSINESS APPRAISALS
The
appraisal of a closely held corporation involves the estimation of the
market value of the entity's equity or stock. A business value is
developed after careful analysis of past trends for the industry and
firm. These trends are used in the development of projected income
statements and value indications. Other methods of measuring a business
value include the analysis of historic and future earnings and/or
dividends, multiples of gross earnings, excess earnings, adjusted net
asset value and ratios of price to book value. Minority interests, gift
tax valuation, valuing debt securities, preferred stock, or stock
options are also conducted.
SITE
SELECTION / MARKET ANALYSIS
Critical
to all successful convenience store operation is its location. This
analysis provides an overview of the general area and identification of
key sites. The demographic trends for that area are distinguished. Key
trends which are researched include population growth, income levels,
age composition, consumer spending patterns, competitor locations,
market share of existing stores and potential gaps in demand.
Utilization of GIS mapping allows for ease of understanding the data and
trends of the trade area.
FEASIBILITY STUDIES
This study
incorporates the data from the "SITE SELECTION/MARKET ANALYSIS" into a
report which test the viability of proposed developments. These
developments could include expansion, new construction, adding branded
fast food or car washes. The market demand and specific site data are
combined with construction costs, income and expense projections and
equity returns to test the feasibility of the project.
